Cost Range: 0.5% - 1.25% of construction budget
This level is for clients who are committed to building but need to explore a couple (sometimes up to three) different options. Concept models are developed from the information in your design brief and help you see your renovation as it looks.
With this service, you receive drawings such as floor plans and views of the new work's front, sides and cross sections. Views of the interior are provided to help you learn about the project's potential. These drawings contain enough information for a contractor to provide you with a construction budget range for your project's costs.
For this level to be practical, we recommend hiring external consultants to review your building's existing infrastructure before we begin the process. Consultants to consider using include HVAC, plumbing, electrical, and structural engineers. Their insight will alert you to potential show-stoppers before moving the project forward with the development of a concept design.

This Gold service levels are for clients who are ready to build - now! You need drawings for your project's building permit, and have suppliers, and sub-contractors lined up.
The Gold level is unique because it is offered as two separate service levels: economy and custom.
NOTE: Costs are higher for drawings for renovation/tenant fit-up drawing packages because we have to draw the building or space twice. Once to show the building as-is and the second time to show the integration of the new work with the existing.
Gold - Economy
Cost Range: .75% - 2.0% of construction budget
This level works best for contractors or serial renovators who build professionally. Prior to starting the drawing preparation, the design work is completed and signed-off, the as-built drawings of the existing building are in hand, and all that's left to do is the preparation of the drawings for the building permit. You have access to estimators, interior design services, and shop drawings for manufactured items.
Gold - Custom
Cost Range: 1.75% - 2.5% of construction budget
This level works best for clients who are looking for an all-inclusive package. This includes additional services such as material quantity take-offs, room finish schedules, millwork details, shop drawings for ADA spatial requirements, structural and other manufactured components, etc. It's as close to a luxury bespoke architectural service as we offer, without it being bespoke.
Platinum - Comprehensive Package
Cost Range: Starting at 3.0% of construction budget
