Permit and Construction-Ready Form

Use this form if your goal is to either create or move your completed design into a building permit application ready and/or obtain reliable, comparable pre-construction pricing from builders and trades.

This set is prepared for projects with the realizaton of the municipality will review the drawings for planning and building code compliance.

Requests for clarification from the municipality for items that are outside of the building code or vary significantly from the existing built condition will occur and need remediation or clarification.

Readiness rule: Permit and pricing work performs best when the essentials are confirmed with documentation: usable survey (CAD file), zoning/by-law pre-review for compliance, pre-construction budget reality-check.

If any of the above items are not confirmed, we may recommend starting with a Design Feasibility & Risk Review to reduce time and effort spent on redesign, bid pricing spread, and delays required to align the project for compliance.

“Confirmed” means you can share it today (survey/topo CAD file, written municipality/by-law confirmation, written pre-construction budget worksheet, etc.). If any essential is not confirmed, we will typically recommend a Feasibility & Risk Review first.

  • We'll review your readiness documentation (surveys, zoning/by-law, pre-construction budget) and confirm the best first step.
  • If ready, we'll provide an outline for the permit/pricing process, other consultant needs (P.Eng., septic, etc.), and the municipality's building permit approval pathway.
Ontario note: permit submission requirements vary by municipality and project type. We will clarify what applies.
