Clarity Before Commitment

Most projects benefit from starting with a Design Feasibility & Risk Review, a focused, early-stage service that identifies constraints and decision drivers before design or construction begins.

This review may evaluate:
  • Site and zoning limitations
  • Existing structure and foundation considerations
  • Building envelope and moisture risk
  • Performance and durability implications
  • Early cost and complexity drivers

The goal is not to design the project, but to answer a critical question: What needs further investigation before moving forward?

This service is ideal if you are:
  • Unsure what the realistic scope of the project is
  • Considering a cottage-to-year-round or older home conversion
  • Weighing options such as whether to keep and improve or demolish and build new
  • Looking to reduce uncertainty before investing and more time, effort, or cost further
  • Changing the use of the building
  • Converting unused, uninhabited space into habitable areas

Examples of Findings From a Design Feasibility & Risk Review

One of many common pitfalls is discovering that the design of an existing septic system is for a specific fixture load, and that increasing the fixture load renders it nonfunctional. Simply adding an extra wash basin, a laundry tub, or a new toilet can have this effect.

Another is the discovery of unpermitted work done by previous owners.

Illegal work is by far the most common, with exterior projects such as elevated decks having inadequate foundation systems, missing critical hardware, causing damage to the building due to a lack of flashing or incorrectly mounted ledger boards, or stairs having their stringers installed with the treads acting as risers and the riser platforms acting as treads. 

Another is illegal interior work to add a basement apartment without constructing proper fire-rated wall, floor, or ceiling assemblies. Lack of critical egress windows is also a life-threatening and common issue.

The responsibility for correcting these problems lies with the property owner before any new work can proceed. Repairs to existing systems expand the scope of construction, causing budget overruns, halting the project, or leading to issues with the underwriter for the property insurance policy. 

No matter the outcome, any one of these discoveries, or any combination, is enough to question the project's feasibility, especially if it adds unforeseen, unaccounted-for stress to the available construction budget.

Once the Design Feasibility & Risk Review process is completed, the next tier of service level is the Bronze Level.

The Bronze Level is ideally suited for homeowners who want to explore options and test “what-ifs” before committing further to detailed design or construction.

This service uses sketches and visual studies to:

  • Test renovation or addition options
  • Understand scope and potential impact
  • Identify opportunities and limitations early

  • Unsure how much change makes sense
  • Trying to understand the investment required in the project before committing

​When paired with a Design Feasibility & Risk Review, this service helps reduce uncertainty and avoid pursuing options that may later prove impractical.

Silver Level Renovation / Design Service

Design Development & Permit-Ready Documentation

The Silver level is intended for projects with a clear direction that are ready to move toward building permit submission.

This service focuses on:
  • Refining a preferred design direction
  • Resolving key design decisions
  • Coordinating drawings for permit review
  • Clearly communicating intent for pricing and construction

The Silver level is well-suited for clients who:
  • Smaller, less complex projects, such as interior projects with minimal structural or building envelope alteration
  • Permit-ready drawings with fewer assumptions and a solid basis for use with construction activities
  • Value coordination and clarity
  • Want to reduce redesign and delays

While this service prepares permit documents, it does not include full construction detailing or ongoing design coordination during the build. 

More complex scenarios require additional support and investigation, and projects at the Silver Level seldom do.
